- Abstract
- 본 연구는 주택 소유자의 입장에서 아파트의 최적 매도시점에 대한 의사결정시스템을 구축하기 위한 모델링을 시도하고 예비조사(Pilot test)를 실시하였다. 국토교통부 실거래가공개시스템상 아파트의 매매가격, 전용면적, 행정구역, 건축년도 자료 등 아파트 입지조건 및 물리적 상품특성이 각기 다른 전북소재 1,429개 단지의 매매자료를 2006년 1월에서 2023년 12월까지 수집하고, 이를 혼합 모델화(Mixture modeling)하였다. 실증분석결과 아파트 입지조건 및 물리적 상품특성에 따라 18년간 전북지역 아파트 평균거래가격 대비 상대적 매매가격의 최대로 되는 시기가 다른 3개의 세분시장을 확인하였다. 세분시장별 아파트 매도자 입장의 최적 매도시점이 건축 후 20.8년, 2.9년, 12.8년이었다. 이 pilot test 결과를 토대로 전북지역 세분시장별 조건을 아파트매매시점 지원시스템의 모델링으로 사용가능하게 되었다.
