| dc.description.abstract | The District Unit Plan Type II applies to environmentally sensitive areas such as Green Zone, Management Zone, Agricultural Zone, and Natural Environment Reserve Zone which are required very carefully to the development of residential, industrial, commercial sites. However, it is possible to develop several types of development without plans or considering environment aspects so that they are required to develop several types of sites satisfying the demand of residents and the harmony with natural environment. PUD can provide sound residential environment by suggesting proper planning guidelines such as development density, green space ratio as well as the coordination with government officers, developers, residents, and experts. The purpose of this study is to suggest several prosperous directions compare to the planning guidelines between the district unit plan type II and planned unit development systems. This study reaches to following conclusions; First, it is necessary to open citizen participation by flexibility of planing process and reflect urban planning committee, and separate the district unit plan type II procedure as a preliminary plan and an actual plan. Second, it is necessary to establish flexible planning guidelines for accommodating the demand of residents and local aspects. Third, mixed land use and cluster development should be applied to new development by revising current planning guidelines. Fourth, it is necessary to provide open space more clearly and distinguish open space by recreational open space and natural open space. Fifth, it is necessary to apply diverse density incentives for encouraging the development of public facilities and open spaces. Sixth, it is necessary to suggest clear criterion on spatial plan for the better quality of life and environment. | - |
