- Abstract
- As the Act on the Improvement of Small Housing was enacted, the purpose of this study was to help supply small houses to the private sector. It was intended to provide basic data on the future development and construction of small houses by conducting an analysis of residents' satisfaction with small houses with low building standards and market competitiveness.
To that end, a survey was conducted on the satisfaction level of residents of small-sized houses in the city of Jinju, South Gyeongsang Province, which has a long history. and the collected data was analyzed using SPSS 18.0 Statistical Program. As for methods of analysis, we carried out such analysis as frequency analysis, reliability analysis, regression analysis, t-test, and One-way ANOVA. The results of our findings can be summarized as follows: First, when the actual condition of use was examined, most of the residents turned out to live in a Smaller House for economic reason, to be followed by those who lived in a Smaller House since they lived in the house for a long time or the house was located near their work place or school. As for residence type, more than half of the residents lived in their own house, and many of the households were 4-member families. Many of the residents did not want to live in their present house for a long time, and their preferred type of residence in case they move turned out to be apartment house.This illustrates the nation's housing culture in which demand and value for apartments are high, and actual residents of small houses are the working class and need to secure the quality of the living environment.
Second, satisfaction on space facilities was the highest in the ‘size of a room’, to be followed by ‘overall spatial arrangement’ and the ‘number of rooms’ in descending order, but satisfaction turned out to be low in the cases of the ‘size of storage space’ and the ‘size of balcony and convenience of its use. Compared to apartments with large-scale capital and technology, small houses show lower architectural performance.
Third, satisfaction on space environment was high in the cases of ‘safety from landslide and flood’ and ‘easy access to public transportation’. But satisfaction turned out to be low in the cases of the ‘resident community space’, the ‘beauty of the indoor interior’, and the ‘degree of inter-floor noise and external noise’, suggesting that these are the issues to be considered when constructing in a Smaller House. Therefore, it is deemed necessary to prepare policies such as improving the quality of the environment surrounding small houses along with the technical skills of the architecture to revitalize the small housing construction market.
