A Case Study on the Financial Ratio Analysis of Shared Office Firms in Korea

A shared office is a workspace used by multiple individuals or firms. Prior studies on shared offices primarily focus on the characteristics of office space and the determinants of rental fees, while relatively little attention has been given to the “firms” operating these spaces. This case study examines shared office firms in Korea by analyzing the financial ratios of SparkPlus, FastFive, WeWork Korea, and JustKoreaOnshore. Using balance sheets and statements of comprehensive income from consolidated annual audit reports covering the period from 2020 to 2024, we evaluate the profitability, activity, and financial stability of these firms. The findings are as follows. First, even after the conclusion of the COVID-19 pandemic, the financial stability of shared office firms remains vulnerable, as their liabilities exceed their assets, resulting in negative shareholders’ equity. Second, the debt ratio, a key indicator of financial stability, shows little improvement over time. These results suggest government participation in establishing effective regulations for the shared office industry may be necessary, as shared offices play an important role in supporting start-up firms and small- and medium-sized enterprises.
