Abstract

The second type of district unit plan was introduced by the revised of National Land Planning & Use Law in 2003. However, it is mainly focused on providing infrastructure to the district. However, it doesn't reflected on the concept of sustainable development concept which is consider not only current generation but also next generation for the quality of life. The main purpose of this study is to investigate the planning guideline of the second type of district unit plan for the residential development from the point of sustainable development view. This study found out that the factors of residential land distribution, public facilities, lot division, block sizes, commercial land use, pedestrial roads, and public parking spaces were important factors for the planning of land use, infrastructure, block and lot, and transportation which are obligatory planning fields of second district unit plan. However, the factors of natural elements, sustain ability, ecosystem preservation, nature green space, outdoor facilities, viewpoint plan, water resources, were revealed the important factors for the scenery and environment planning. Even though these factors are not directly relative to the convenient facilities for residents, they are the sustainable development factors which can not only enhance the quality of life for current generation but also provide the development ability of future generation. Thus, it is necessary to reinforce the factors of sustainable development in the field of planning guidelines of scenary and environment field.
